FACILITIES

     Cal U-Rent operates its’ main facility at 661 East Thousand Oaks Boulevard in the City of Thousand Oaks, California. The facility is located one block from the Ventura Freeway (101) & one block from the Moorpark Freeway (23). Thousand Oaks is a city of over 120,000 people located midway between the coastal city of Ventura and the San Fernando Valley portion of the City of Los Angeles. Thousand Oaks is separated from the Pacific Ocean and the City of Malibu by the Santa Monica Mountains.
     Cal U-Rent’s marketing area includes the Conejo Valley cities of Agoura Hills, Westlake Village and Thousand Oaks. Additionally, the Malibu Coast & the cities of Moorpark & Simi Valley lie within our marketing area. Most of the area known as Westlake actually lies within the city limits of Thousand Oaks as does the area known as Newbury Park. Agoura Hills, Westlake Village & Malibu are in Los Angeles County while Simi Valley, Moorpark & Thousand Oaks are in Ventura County.
     A second facility is located on Jensen Court in Thousand Oaks. The Jensen Court location is unmanned and is strictly for storage of additional trucks and equipment.

REAL PROPERTY RENTING & LEASING

CONEJO COASTAL PROPERTIES: An affiliated company named Conejo Coastal Properties operates several real property rentals. Conejo Coastal Properties offers commercial and residential rentals and leases of real property located in Ventura & Thousand Oaks, California.


ALAMEDA AVENUE, VENTURA: A 27,000 square foot facility with two structures is in a CPD (commercial planned development) zoned area & is divided into two leased areas. This property is presently leased to two construction related businesses. The property is visible from the 101 (Ventura) Freeway and is a block to the east of Victoria Avenue in the Montalvo District of Ventura.

JENSEN COURT, THOUSAND OAKS: A 13,000 square foot facility is leased for storage of CONEX boxes, trucks or equipment. This is a secure facility that is non-active and for storage only. The storage location is one block from the intersection of the 23 and 101 Freeways. Access is by locked sliding gate. Zoning is C-2 (commercial).



CLAY COURT, THOUSAND OAKS: A 34,500 square foot residential yard rising to a 1000 square foot cottage at the top of a wooded hill. The views are good and the property is subject to a usual quiet breeze. Comes with two bedrooms and one bath, a stone fireplace and utility room. Detached storage room which was once a pump house. Detached cedar fenced dog run. Very privately located at the end of a climbing drive. Refrigerator, stove, washer & dryer are supplied with this charming home.

 

LEASING POLICY: All properties are leased for a minimum of one year. Shorter lease periods are allowed for space rentals @ Jensen Court for the purpose of parking vehicles or equipment. CONEX leases @ Jensen Court are for a minimum of a year. If the CONEX unit is owned by Cal U-Rent, the minimum rental is for two years. Lessees of commercial properties at Alameda are required to sign triple-net leases. Security deposits are required and payments must be made prior to the 1st of the month.

The Cal U-Rent staff consists of those assigned to four operational areas: The Business Office & Counter Operations Staff; The Yard Staff; The Maintenance Staff & the Staff assigned to Party Operations.
